Does anyone know of a good community that's specifically meant for people who are more advanced in real estate? Looking for a good place to connect with others doing larger (10-100mil) deals.

I've got a friend who has spent a few years doing value add multifamily and now has a couple of bigger deals lined up, but can't figure out how to find the investors to fund them. Does anyone know of, or had experience with, a good course on how to raise capital for real estate deals? It seems like this is one of the biggest challenges for people in real estate.

I have a friend who's done a handful of multifamily deals and wants to start doing real estate development. I don't want to recommend the college courses because I don't think they will have enough practical information in them. I know doing deals is the best way to get experience, but does anyone know of a good education resource?

I honestly don't think this is a bad thing for the industry. Commission rates will become more efficient. It will certainly be a negative impact on real estate agents income levels. I also think there will need to be a solution found in the middle ground because there is a value that buyer agents provide to help buyers navigate the legal complexities, and I'm sure that a large portion of buyers are going to chose not to have an agent in order to save money.

I don't see listing prices being adjusted. If you were about to sell your house and your listing agent told you that you only need to pay 3% now instead of 6%, would you drop your price by 3%? Nope, sellers will just pocket the difference.

I have purchased over $25mil worth of real estate and am putting together some tutorials on how to get started in real estate. 

What sort of info is missing out there? What would be the most useful to someone just starting out? Step by step guides, explainer videos, calculators, etc? I'd love to be able to help others tap into the amazing power of real estate.

@Eric Wong I would definitely budget 20-25% for property management out here. Some STR units in resorts (including some that I have worked on in Poipu) can go up to 50%.

NAIOP is a great resource and networking opportunity. 
Sam Zelle’s book Am I Being Too Subtle? and Zeckindorf are two fantastic books on very large scale real estate development.
