I’m not a wholesaler, but I’m potentially looking to partner with a fellow investor in the United States who commonly works with wholesalers.

Are you happy with the deals you receive from wholesalers? How many deals do you make offers on in a month? And how many are you closing?

@Joshua Lira I actually work with a company that provides contractors with the ability to offer instant decision financing to their client. I’m not sure if this applies to you since I’m in Canada. However, it is a service that exists. If you had a preferred contractor you could ask them if they’d like to offer financing not only to you but to all their customers, at no risk to them. You are helping them market their business and close more sales while at the same time giving yourself the opportunity to have a low monthly payment on renovations as opposed to dropping $50k in cash. If your plan is to cash out refinance then you would payout the loan at that point.

Hi Stevie,

I live in Grande Prairie, and work in the oilfield. So I’m very familiar with the cycles here. Keep in mind that GP also has strong forestry and agricultural industries. And if you look at other metrics, the city continues to grow both in population and infrastructure. Roads continue to be widened, schools are being built, and neighbourhoods expanded. When I first moved here, there was 3 Starbucks...we now have 8. The new hospital, the largest Canadian Tire store in Canada, and continued improvements to major highways are all good signs. When they break ground on the new Methanol plant outside of town, I anticipate another influx of people coming to town. Grande Prairie is also a hub for the rural communities surrounding it.

 I invest locally and would say there is a balance to find in the rental market. It depends on what your strategy is. I know a lot of people succeeding with crew houses. Personally, I’m seeing success with long term rentals as well as a short term rentals.
No matter what strategy you choose to work with, I’d say there’s plenty of opportunity as long as you do your research and the numbers work!

Hi, I also house hack in Grande Prairie like yourself. We’ve used house hacking to acquire 3 properties thus far.

To answer your question, I’d recommend using an accountant. This way you’ll be sure to take advantage of all the tax benefits available to you. The cost is not very much in the grand scheme of things, and there is a lot less headache for you to deal with so you can focus your energy toward the things that move you closer to your goals.

@Adam Widder we actually hired a property manager, and they told the renters that we are also tenants. It creates a degree of anonymity and allows us to focus on other things, including finding the next deal. I manage the property manager, and they handle everything else.
