Just heard about a friend of a friend who is using a HELOC with the intention of paying off his home quickly. The basic idea is that you use a HELOC to pay off your original mortgage. Then instead of having your free cash just sit in a savings account making hardly any interest for you, you would sink most of it into paying off the HELOC. From there you would use the HELOC to pay for your living expenses while continuing to put your income into the HELOC.

Trying to explain that quickly, so hope it makes sense. But the basic idea is to lower the amount of principal that you have to pay interest on while you still have access to draw those funds back out to use if necessary.

If you've had any experience with this tactic could you weigh in with the positives and the negatives. It took me a while to understand what was happening but after I got it, it seems to make sense on paper.

The fact remains that there is NO useful financial data for the vast majority of SFHs, Duplexes, and small apartment buildings. It doesn't exist.  Hey there,

I’m a real estate agent out of Fairbanks, AK and it is very common for most single family homes to have included utility costs for the last year or two when listed for sale. If it’s being used as a rental and managed professionally it will also include the historical repairs. Also of course rent history and current leases.

So yes not every house has all of this, but it’s not unheard of and quite common.

I’m assuming these are the expenses we’re looking at or am I misunderstanding?

My dad has a few short term rentals. As a real estate agent I managed them for him for about 6 months. I found the management side very easy, at least compared to long term rentals with evictions and such. However it was an everyday thing checking messages and such. My dad cleaned it and he had 3 units close together and spends maybe 1-1.5 hours a day to clean all of them.
