I think some agents actually do even more when necessary. That just means for dues/fees...

As an agent my biggest frustration is when there are overlapping MLS's but you're right AK only has a few so that is a nice bonus!

Fairbanks Alaska baby! Rent rates are high and although they still haven't quite caught up the the appreciation over the past few years I expect we will see them steadily increase for the foreseeable future. Limited housing similar to the rest of US except there really aren't as many outlying towns to choose from. If you like hunting, fishing, and personal freedom it's tough to beat. You would also have to be okay with -50F in the winter. Small price to pay I say!

Sounds like a great deal overall! Through the process of closing and such is it inevitable that the seller finds out about the 1031 exchange or could that bit of information be withheld?

Hey this is a super local question for folks in Fairbanks, Alaska and surrounding areas. I'm looking to make a personalized rehab table for this area. Just wondering if there is anybody who has done much of the leg work that would be willing to share or any professionals in the rehab space that would like to share prices and how they estimate jobs.

I've read through the book on estimating rehab cost by J Scott. I'm very much able to reach out to professionals in their field to get these questions answered, but if you would like to throw out any tips on that process I'm always happy to learn. Just trying to avoid reinventing the wheel if somebody has already done much of this.

 Hey I'm a Realtor here in Fairbanks. I've been really pushing to get more into the short term rental space because anybody I've spoken with that has done it in the area just seems to book right up for months at a time. I've often thought it would be cool to take cheap dry cabins put a water tank and composting toilet if you wanted to own something outright. But more selfishly I wish we had more of the "mid" term rentals were we could put people moving into the area in a place for 3 months or less while they found a permanent living space. Charge weekly rent at a higher rate than long term rentals of course. Happy to brainstorm other ideas as well.

 Way to go, That's a ton of units! Just curious the average unit cost is only about $60k, what kind of places are they?

Investor/real estate agent out of Fairbanks. Just finished my first year and finishing up my first live-in flip in the area. Looking for another flip, need the total purchase and renovation to be less than $225k if anyone has one they are looking to get rid of!

If you check out “Truth in equity” this is a strategy they teach. I did this very thing for my personal home and really liked the flexibility it gave me with my personal finances. I paid bills out of my normal checking account and had it connected to my Heloc and any overdraft fees would come directly out of it. It essentially works as you being your own bank. Every time you paid into your Heloc it lowered the amount of interest you paid that day and raised your Heloc limit.

Do some research before jumping in but it worked for me and there is value in it if done correctly.


 Do you have the numbers? As far as how early you paid it off, the amount of interest you saved and such. Then compared to paying extra on a traditional mortgage? I can't seem to make it any cheaper when I run the numbers unless I could pay off over 50% of my remaining loan balance. And then it only begins to break even.
