Hello Max - When i met metro codes about it, they said primary dwelling needs to be owner occupied to issue the permit for a DADU build. Having said that, i have seen in the neighborhood, investors/owners have filed to change zoning RS5 to R6A which has had some successes. That's my long term plan, file for rezoning, which will allow to build a new unit and you can sell Unit A and B independently. 

Also nice to know of a neighbor on Dickerson :)

Recently purchased a rental property around Dickerson Pike, its a single family home zoned RS5. Metro confirmed we can build a DADU (Back in Dec 2021, metro council had passed a broad zoning for Dickerson, Cleveland, Douglas neighborhoods) but when i look at the fine print of the guidelines, it says the primary dwelling needs to be owner occupied. Does anyone have any experience with DADU builds in Nashville recently & if owner occupany is a hard criteria for issuing permits? Would love some expert feedback and past experience.
