I think big market swings mostly affect the flipper or wholesaler RE investor.  Since I am a long term buy and hold investor I am more concerned about just making cash flow on my rentals.  The actual value of my home doesn't impact me that much and like another said if there is another round of foreclosures that just increases the tenant pool.

Real estate is not our full time gig.  We both have traditional incomes coming in.  If we started looking at houses now, it would most likely be 2-3 months before we closed and started renting them out.

My husband and I are about to close on our 2nd rental property purchase this year (bringing us up to 5 total).  We have the cash available to purchase 2 more properties.  

Is there any tax benefits or reason why we should wait until next year to buy these next 2 homes (to spread out deductions or something) or should we just buy the next one as soon as we find a good property to buy.

Awesome job @Kyle Penland!   I fell like I exercise a decent amount, my real gains will be made with my diet

I recently bought a home with Memphis Invest.  I flew out for the final home inspection with my property inspector because this was the first time I worked with them and I wanted to see first hand what the renovations looked like.

My hospital has a weight loss challenge competition starting today that lasts 12 weeks. The winning team (5 people) that has the greatest percentage of weight loss wins $10,000! My team is motivated, but I am going to have to be much more disciplined with my snacking to lose any serious weight. I think I am going to start with small habits and just ramp them up every week of the competition, use the HabitRPG app, the 7 minute workout in the evenings and a longer workout in the mornings (P90X or running).

Anyone have any tips to keep me on track for the 12 weeks?

Thank you @Paulette Midgette - I was hoping you would comment on this post, I have found your other posts on the Philly markets very insightful.

I fully agree on being part of the solution and helping improve the areas.  The company that offers this property says they do a full renovation and upgrade of all the major systems so ideally there is a upgrade in the quality of housing.

I do plan on driving to Philly sometime soon to actually see the neighborhoods and take my son to the "Please Touch Museum" which my friends have all said awesome things about. We have officially passed on this property but I have not ruled out investing in Philly after we see it all in person.
