I'm about to enter a 50/50 partnership. My partner is actually my father who understands very well what I am getting into and the risks involved. He will be supplying all of the funds, I will be handling all of the work. I'm almost at 10 months of planning and structuring.

Initially I had a bank interested in working with me; however, when my father expressed interest, a few weeks ago, I began exploring getting a loan from him instead. I have no decided that the most profitable way for both of us is a 50/50 partnership.

When it is a close trusted relationship like this, do you all agree that 50/50 partnership is the way to go?

Just recently I started working on a new REI project. This is the first time that I started looking for a private money lender, and I just ended up landing one that is very interested in working with me on this project. I am excited about this, however, I have never worked with private money.

I was hoping to be able to gain some knowledge from some more experienced / wiser investors on here. If anyone could point me in the right direction with some links so I can better understand how to structure payments back to this private lender, that would be very helpful!

I know my response on this was extremely delayed. But thank you @James Paine, @Bill Exeter, @Dave Foster, @Justin R., @Brandon Battle, @Travis Thornton, @Al Wilson.

I realized after reading these responses that I didn't understand structuring a business enough.

I ended up purchasing the book 'The Book on Tax Strategies for the Savvy Real Estate Investor' which has provided great help! Also I met with my attorney who is now my registered agent. We are still in the process of figuring out the best way to structure this, but by the end of the month I should have my business up and running properly.

12 leases. So I'm looking at $40.49 per month with it. I do like that it seems to handle everything, including a homepage for your listings. It's been one of the view that I've found to seem to offer the entire package...
