Are you doing str mtr or ltr? How much are you putting down to achieve that kind of cash flow?

I have purchased a piece of property with a lake view in Nashville IN. Its one of the largest lakes in IN. The dnr does not allow a lot of development so property with a lake view is rare. The property is in a small community where home sales are strong relative to price per sqft. I have planned the build and had it approved through the community architectural  board. 

The build budget is 380K

The list price will be 599k

The lot cost was 14k

The question I have is, should I list as a new build and have the buyer finance the new build or find an investor to finance the build and list once complete?

If I go with the investor route, what would a good deal structure and terms look like?

i would love to see the numbers on those deals. Are you saying, cash flowing, as in after mortgage and expenses?

Hello out there no family!

Looking for advice on the best way to fund my first rental deal.

Property is currently owend by a relative. They have moved out of country and are looking to unload the sfr as soon as possible. I'm a broker so naturally they contacted me to make this happen.

I would really like to purchase the property myself as the area is swiftly up and coming and they offered it to me for %20 under what I feel the resale value is.

My problem is :

• that the loan amount would be to small making this a high priced loan(no traditional lender wants to touch it)

• creative is out as they want to cash out as quickly as possible

• I don't have the liquid capital to purchase outright

Any suggestions would be greatly appreciated!

Hello out there BP brothers and sisters!

My wife and I are currently looking to purchase our first rental. My aunt recently approached me about selling one of her rental properties, so I asked if she would sell it to me and she said yes. She offered me a price well under what I would have listed for. I have done the math and it will cash flow immediately nearly double the estimated mortgage(piti) and has long term tenants in place now(6yrs). So the trouble I have ran into is financing! With having recently refinaced a primary and also having recently purchased a big ticket item(tractor) I am having trouble finding any lenders willing to loan me the money. How/ who might I pursue in helping secure funds? Any suggestions will be greatly appreciated. Thanks for your time!

Hi my name is Arthur reyher. I felt most of the test was pertaining to being ethical. Really almost any question even if you didn't study you just had to consider what was the most ethical answer.

I've always been good at taking tests and I passed it my first go-round, I didn't feel like it was overwhelmingly hard. Just study the material they provide and you should do fine.
