@Derek Grier Try joining the local real estate investor groups. TRIG is a good one. Make relationships, let it be known you’re looking to buy, and when the opportunity presents itself go for it. Wholesalers go to the closers first

Hey BP, anyone have experience with small multi family new construction (1-4 units)? I like the idea of low maintenance property that will attract quality renters. Wondering if I could potentially house hack a new construction loan.

Hi BiggerPockets Nation,

I am currently looking for my second buy and hold deal in the Hampton Roads, VA area and I am wondering if anyone has advice, leads, general information related to new construction in this area. I currently own a duplex that I am house hacking, however, I would like this next deal to be in a better neighborhood to attract higher quality tenants. Specifically I am looking for a complete rehab or new build duplex, triplex or 4plex. Wondering if anyone has experience comparing the pros and cons of rehabs to new build. Ideally looking in Norfolk but would also consider Virginia Beach, Hampton, or Chesapeake.

Hey BP Community!

I closed on my first duplex a couple weeks ago and as part of our closing agreement the sellers had to get the previous tenants out before closing. That all went well but come to find out the tenants left an inoperable car in the driveway. I am trying to find their forwarding address so I can notify the ex tenant that the car will be towed if they don't retrieve it.

Any bright ideas on how to get this forwarding address? I've already contacted the property management company but said they couldn't give it to me, citing "privacy act" laws. The duplex is in Virginia.

Hey BP Community!

If all goes smoothly I will be closing on my first Duplex in mid April. One of the units needs some minor work (flooring, paint, possibly replacing baseboards). I plan to use rental grade laminate and carpet. Does anyone have any good contractor recommendations? 

Also, I've seen some advertisements for Home Depot, Lowe's, etc that offer free flooring installation if you buy over a certain amount of material. I assume the materials would cost more than a wholesale dealer but I wonder if the total price would be cheaper with the free installation. Any thoughts or experience with this type of offer?

The Duplex is in Norfolk, VA.
