Good info above, but I’ve wholesaled deals in Iowa without a realtor license. I know lots of folks who have done it as well.

We use Jeremy Hagan from Pugh, Hagan, Prahm in Coralville.  They are very experienced as far as real estate is concered.  We've used them for about a decade.

We like towns Arthur, Sullivan, Fithian, and Danville.  Not flashy markets, but decent cash flow plays

Hey Minh,

Welcome to BP! Congrats on starting your RE journey. I’m from Champaign and we invest in town and in surrounding towns. In the surrounding towns all of our properties hit the 2% Rule, which is nice. We have an 11 unit in town which also does fairly well.

If that is the case then I would say go for it! First one will be a bit rocky, just expect that and keeping going!

Welcome to BP! Always nice to see a fellow Iowan! Looks like you are a Hawkeye as well! I think you are on the right track.  Become a realtor, make some money, help others, keep your nose to the ground and the deals will come. Keep learning - that has been the difference for me.  

You seem like a sharp guy, so I think the only way you can fail is to not pursue real estate!
