Hello all,

I am looking for a good, trustworthy contractor recommendation to help with a rehab of our fourplex in Saint Louis as soon as we close in mid-October.  One unit needs some more extensive rehab, such as kitchen upgrades, updating electrical, new flooring, and potentially putting up walls in a room to make a closet. Other units will need at least some paint, potential flooring, and some kitchen upgrades.

Since this is an out-of-state property for us, we need someone who we can trust to get the job done right with little supervision.

Thanks for the reply! This is very helpful. A couple quotes I received were at about $300 /month for my fourplex. It sounds higher than what everyone is mentioning here.

Purchasing a couple of fourplexes in Dayton and Saint Louis, respectively, and am wondering what sort of coverage I should include in my rental property insurance policy? Also, what sort of premiums should I budget for?

I realize the costs may be location specific along with other factors, but would like to get a general idea of what to budget for? Also, any recommendations on good insurance companies or brokers?

New real estate investor looking for properties.  How do you know the difference between an A, B, C, and D neighborhood?  I believe an A neighborhood is pretty straightforward as a high end, expensive.  A D is what I have heard called a "war zone".  

How do you define the difference between these neighborhoods and how do I do a search for these different neighborhoods without physically being in these cities if I am doing an initial real estate search (i.e Google Maps, etc.)?

Hello all!  I am very excited to join this great community.  Having been a traditional investor using our 401k and IRAs, I am now trying diversify our investments into real estate. Purchased a handful of properties in the past, but definitely did not follow the 1% rule in any of those investments. Recently sold a property in a very high cost area and walked away with a good amount of cash I want to reinvest. I am most interested in multifamily homes. 

Looking forward to having educational and thoughtful discussions with everyone, and getting some deals done.
