Hey @Anand Ariyappan. There are banks that will do those loans. Call Gary Mobbs @ South Star Bank (he's in TX). 

I worked with him on a deal in TN that the property owner ultimately decided not to do (more of a legal issue on the owner's end).

Hey @Bryce Cover. The math is fairly easy given your assumptions. It really becomes a time value of money calculation based on when you want to sell your Class A rental. I'd echo Mohammed's comments about managing a property remotely.

Hey @Rob Williford. Great to see folks with an interest in "rough areas" - most people don't even think twice about them. Out of curiosity, what draws you to wholesaling in these areas? Do you have a personal connection to any of them, say Orange Mound since your profile says you're in Memphis?

Hey Vishal. I know that area well (went to college nearby). That area does have its share of crime, but with SLU and Grand Center nearby, it's definitely manageable, but not for the faint of heart. The key will be the tenant screening. Also, around there I suspect anything you find will require a decent amount of rehab.
