@Nikki Closser hi! Does it prohibit you from selling the property? I mean, if you can’t afford to keep it if they default, then you have to sell, right? The market in Seattle is still going strong, might be worth considering.

I’m so new to all of this. Can you please explain (or point me to a resource) to help me understand how it is exactly the same? With a sole prop, you typically keep all profits and also pay taxes and SS/Medicare on all income whereas with our S-Corp we W2’s ourselves and take draws to avoid the extra SS/Med expenses. Is real estate income handled differently?

Hello! I am new here, my husband and I are looking to purchase our first real estate investment. We already own an LLC/S-Corp in WA state for a completely different business and are trying to figure out who should own the property when investing in real estate. The initial funds will come from our personal savings, but I assume the income will be recorded to the business? How can I learn more about this? I want to maximize income AND write-offs while also protecting our personal assets from any tenant issues. Thank you for any insight you can share.
