Hey all, well I did something I know was going to bite me in the #%@* sooner or later. I purchased a home sight unseen, only the pictures on zillow.  I did well on my first three houses and I was getting a bit cocky. Purchased the house for 55k, was going to put a 100k into it and arv OF 200K.  I did a walk through last week, there are a multiple number of trees that will need to be cut, the chimney is leaning out about 6 to 8 inches, the floor in the living room is 3 inches lower on one side, so the floor tilts one way. Mold in a back wall and the best for last, the second bathroom in the basement and actually the whole basement has a 5 foot ceiling height (must of had some little people back in the 50's when this was built). Other then these few things this a great little house.  

Anyways, I think I can salvage the property, probably not make anything on it immediately but could break even.  BUT, I was thinking if I was to tear it down and put up a couple of tiny homes on it, maybe modular homes, it has space for two and zoned for it. Building a duplex right now seems so expensive so I thought of modular homes.  What do you guys think out there, I appreciate the input from everyone.  Thanks!!

Any advice on purchasing a property from a bank with a quitclaim deed? Should I or should I not?

iN THIS COMPETATIVE MARKET I SEE QUITE A FEW FOLKS CHARGING A LOW CLEANING FEE TO NO FEE AT ALL. TO ME IT SEEMS YOU ARE BUYING A JOB AS A HOUSEKEEPER. I AM IN A SMALLER MARKET IN GEORGIA AND IN THE PAST YEAR MULTIPLE STR'S HAVE BEEN OPENED BY LOCAL HOME OWNERS. ANYBODY ELSE THROUGH THIS AND HOW TO COMPETE WITH THESE FOLKS? THANKS

Hey all from the earlier post, I've decided to get a property manager. I enjoy the set up and prep work, I am a bad manager, tend to forget things might payate fees when I dont need to. Anyways, any advice on which management companies you all have used and your opinions on them.

Hey some advice would be appreciated. Self manage a short term rental to property manager?

About todo my first but possibly have 4 units I can convert to short term if the first works out.

All my long term units are managed. What do you guys think? And if you think prop manager then any recommendations. Thanks

An agent I know calls me and tells me about a lsting not on the MLS yet, he wanted to give me a shot at it. I said ok I'll take them both and made an offer for list price site unseen. 2 days later he notifies me the seller wants to do highest and best bid by end of next day. He called me, I didn't call him about this deal. Not a big deal but I feel I shouldn't take this agent seriously from now on. I don't know why I'm taking it personally, what do you guys think?

Price of materials is high, price of labor is high, rents are low compared to price in most markets and inventory is low, interest rates will be low for 3 or 4 years. I don't think this is a bubble.

Has anyone used ACM, they're doing a refi for me and underwriting is crazy. 5 months and not closed yet, don't know what to make of it.

The biggest mistake I have ever made was not starting investing in real estate 30 years ago. You young people out there, don't stop yourself from doing something you know is the best thing for you but you listen to family, friends and ego (what if I fail). I got my real estate license in Ga and Al when I was 21, I knew then what I know now about real estate and I changed course and bought a convenience store. I ran the store for 5 long years, even purchased 3 SFH back then. Sold the store. And listen to family and purchased a motel and also sold the houses. Lost my shirt in the motel after 10 years, sold it I did one of the most stupid things in my life I opened a restaurant (because of ego). During all this I would look at houses duplexes and multi family properties but never pull the trigger on one. I am 54 now, I am now finally building a portfolio of real estate properties. YOU CAN START ANYTIME, JUST DO IT, WHATS THE WORST THAT CAN HAPPEN!!
