Myself! If I can’t take the time and care to invest in myself then I’ve failed to have discipline or an ability to prioritize which would make it difficult for me to focus on making smart decisions. Investments or not. Been practicing being more “selfish” with where in allocating my time and energy lately... Anybody else feel this way at times or is it just me?

@Rick Baggenstoss This is an amazing breakdown! Thank you thank you! I can't thank you enough. Even the breakdown of material costs by square footage. This gives me a good base.

Do you usually add some cushion to your numbers? Like a 10-20% fluctuation just in case of surprises?

@Rick Baggenstoss The kitchen is not very functional in its current state. The previous owner did the kitchen on the cheap and the shelving and cabinets are droopy from water damage (not wood cabinets) - pretty much unusable as there are holes from the bottom drawers being detached or losing its shape. 

The dishwasher has been placed in an awkward place that obstructs the entry/exit in and out of the kitchen. The kitchen is also not GFCI compliant. There's one outlet in the kitchen. We will be moving the dishwasher and taking part of the kitchen to make a washer/dryer area so a water line will have to be ran to the new location. The kitchen is about 12 by 13 ft. 

Currently waiting on a few kitchen designs...

Hi all -

I am considering renting out one of my units on Airbnb and the house was built in 1925. Lead paint is "unknown" to the seller and to us. Are there any special rules or laws regarding lead paint for short term Airbnb rentals if a family with kids under 6 years of age want to rent our unit? Are we required to give a lead paint disclosure form?

Any advice would help.

I have been on the paying side of Zillow and paid almost $1100/month to get my promised leads. As some have already mentioned earlier in this thread- if they have a listing and a user wants more info and the user doesn't click on the listing agent's profile, that lead would have been sent to me (a "premier agent"). I then follow up with the lead to usually find a buyer on the other line very confused because they already have an agent and thought I was the listing agent. I had a 6 month contract that I couldn't get out of and it yielded no results. For the money spent, that didn't leave a good taste in my mouth. As a user though, I sometimes even go on Zillow, Trulia, realtor.com and Redfin just to see what my clients are actually seeing. Aesthetically, these websites are much more appealing to potential buyers and they do have insightful stats on crime and schools in the areas. I don't always agree with the Zestimates and do always ask my clients to check with me before jumping to conclusions. I'm not against the sites! I think they do a good job of catering to the buyer. I just don't think they provide very much value to the agents unfortunately (especially if you pay).
