Hey David thanks for your response man. This is great info that will be implemented today into my deal analysis. I heard turnover is pretty quick from a recent conversation with one of friends on my soccer team. And I am a first time home buyer so will definitely be checking out those programs. Thanks again.

Thanks for the comment Ryan! That is really neat to hear what you have done, especially as I live right over there. A 3/2 into a 4/2 with the dining room is brilliant. Are you using long term tenants or short term like Air BnB for your rent by the room?

Hey BP!

I am on the hunt for financing and I’m the early stages of talking to lenders. Found out that my income and taxes are the issue for my pre approval being complete. And I know all problems have solutions to them. I’m asking for what your solutions would be and what might you have done to get your pre approval?

A few options I found already that would be beneficial is owner financing, partnerships, and PMI. (Tried HML and because this will be my first deal, none were willing.)

Hey Andrew! Thanks for the reply. I love that you and your dad work in real estate. I want to dig a little deeper about how the banks pay back a private lender. If I wanted to go that route, I would have a private lender loan to me for the purchase and rehab and then the bank would pay the private lender back. I would not refi and take out any cash from the property. Would this strategy be for a flip and sell?
