When I get those calls (and I say I get them for 10% of my outgoing tenants), I am honest and truthful, but not overly negative.

Most tenants don't have their previous landlord's (the one before their current one) info available, so I almost never get to make that call.




[b] We ask for the previous address and the one before that. We ask for that landlord's name. If they don't have it, we can look up the owner. This has been a successful strategy.

Hi, my name is Babs Wagner. My partner Ken Addy and I are the owners of Area Homeowner Solutions. I am a Mom (twin boys 17 and twin girls 13!) and I co-own a vending business as well.

I have been investing in real estate for the past year and a half, but I began investing full-time this past March (2009). I became interested in real estate when I read Robert Kiyosaki's book Rich Dad Poor Dad. Other books, courses and seminars followed, but it wasn't until I did my first deal that it became real to me. I have enjoyed networking with other investors, working with people to help them solve their problems, and looking at properties! Our company is focusing on wholesaling properties at this time. We own two rental units and plan to acquire more.

I have been a member of Bigger Pockets for a while, but I have not utilized the site. I hope to spend more time here networking and getting deals done!

This is not a commercial, but our slogan is "Babs Buys Houses." When you see that, you'll know it's me!

Post: Experienced Wholesalers in New York: Question about the contracts you use.

My partner Ken and I are wholesalers in the New York Capital District. We have used the Multiple Listing Service Standard Purchase & Sale Agreement for most of our deals. It must to be used when purchasing properties listed on the MLS, but for FSBO's, we are in the process of refining (with our attorney) a simple two-page contract that's more to the point. On the MLS contract, we have to cross out so many things that just don't apply and add wording to protect us based on our exit strategy. Thanks for the welcome, Dick! I absolutely plan to explore and use this site often. I have a couple of deals in the works that I plan to post when I get time.

I'm looking at hiring a virtual assistant from the Phillipines. I was actually contacted by one individual, and I've asked her for more information. Any ideas on how much is a usual charge for these assistants?

My partner Ken and I are working hard on getting some wholesale deals done here in our area. We have a great website to attract motivated buyers and sellers, and so far it's pulled in some leads. If you want to check it out, it's [REMOVED] We were recently contacted by an investor in Kansas who had some apartments to sell, and we are pretty sure we found a buyer for those. All the way in Kansas!! Virtual investing at it's best.

One of the things we want to do is set up systems. We want to hire out many of the jobs we do ourselves so we can get more leads, have them filtered into our realeflow account and then sift through them. Hanging bandit signs and posting on Craigslist is better left to assistants!! We're going to be getting an answering service soon as well, because I just don't feel comfortable talking to sellers in the middle of the supermarket!! LOL!! :roll:

I'm sorry your deal fell through. Good advice from the folks to definitely get longer on your contract next time.

If this is your first deal, I would not get involved in rehabbing any properties yet. Flip a few first, especially to get funds, and also to get some experience. We did a full rehab, and let me tell you, it's CRAZY!!

The house we just put under contract needs a complete rehab, but we should get rid of it pretty quick because the owner gutted it already, so it's a clean slate, and she doesn't want much. I wanted to get her down to $20K, but she insisted on $25K. I told her I had a buyers list ready to look at it, but I wasn't sure I could get what she wants. She asked me to try, so try I will.

Remember to always put on your contract your name AND/OR ASSIGNS and write into the contract that you have the right to market, show and sell the property to an end-buyer.
