As a current land lord, I pay for all repairs that are caused directly by the tenant. Since they do not own the house and are just renting, I take it as my responsibility to fix whatever goes wrong. With that being said...if something goes wrong that is DIRECTLY caused by the tenant, such as a broken window, fixture, or other damage that is not caused by normal wear and tear, then I make them pay for it. Hope that helps

Hello, I am a new investor. I am having trouble determining the "As is value" Vs. the ARV. When you look a property up on the MLS is that the "As is value" or the ARV....I would appreciate it someone can clear this up for me

Bryan, thanks for your comments.....so what is the best way to run comps and ARV's if you do not have access to MLS like a relator?
