Latest update...

I canceled the agreement with PM. Did not get any objection as I was very clear with them and listed in the cancelation e-mail the reasons for the cancelation. I believe the reasons were very strong and hard for them to argue against.

I got the bills for the repairs. There was no foul play. It is a pure mismanagement case.

Hired another PM. They inspected the unit and it still needs few repairs before it is ready for tenants.

Thanks everybody for the valuable input and suggestions. I have really benefited a lot from every single reply.

Today I got a response with few pics of after the repairs. It seems that the repairs were done. The response was also included a surprise that one bath need repairs and was not included in the first repairs. Still no invoice or prove of payment.

The PM proved to be lousy and totally unorganized.

I will have to take action within a couple of days in order to break this never ending cycle of repairs

I am an international investor. My property manager of 2-bd condo in Orlando Fl, asked for repair cost of over $3000. I sent for them. Did not receive any invoices or the status of the repair. They asked again for more money to do other repairs, but this time I refused until the status of the first amount is clear.

The unit is vacant for the last 5 months.

I am afraid that no repairs were done and the money is being misused.

What should I do if the PM is not responding and I don't know what is going on with the condo?

What I should do to make sure that the condo is repaired and rented?

I cannot make it to Florida soon and don't know any body to help.

I will appreciate any help to direct me to the next best action to guarantee my rights.
