very desirable community and that generation is financially responsible and units are decently clean upon leaving.

The HOA is a challenge and you need to act quickly on any challenges

@Andrew Neal I love this discussion. I have a good share locked up in a SDIRA so it is more about a return than pulling money out and reinvesting. So in the end it depends how n your entry and your exit strategy.
