I am closing soon on a duplex in St. Paul, MN which I intent to owner-occupy. There is already a month to month tenant in the other unit with 2 people listed on the previous lease. It’s a 2 bedroom unit and there are plenty of toys around so I assume at least one minor also lives there (though I have never seen any of the occupants). I’m going to present the tenants with a new lease and would like to make sure all persons over the age of 18 are on it (and would also like to know how many total people are living there). Is it against Fair Housing laws to ask the current occupants to fill out the names and birthdays of all the people currently living there? Or is there a better and legal way to approach this? Thank you in advance for your input.

Mr. Money Mustache’s blog was something I stumbled across years ago and was my first introduction to the concept of financial independence. He’s one of my financial heroes. Hello BP! I’m I new investor in the Minneapolis / St. Paul, Minnesota (Twin Cities) market. I just submitted a purchased agreement to buy my first duplex and the seller responded accepting with the added condition that I provide a commitment from a lender at least 5 days before closing. I am pursing a first time home buyer conventional mortgage. I have excellent credit, a high paying steady W2 job, low debt to income, and I prequalified for >$100k more than the selling price of this property. I expect the property will appraise well relative to my purchase price. My question is, would it be reasonable to expect that I can get a written commitment from a lender by the end of the month?
