I have not been on BP for a long time now but I can see that the model works great!  The willingness to help and answer questions despite the possibility that the same people you are helping could be your competition is fantastic.  Seth Godin had a blog post today that spoke about authors and how they don't compete.  I think it ties in very well with the very premise of this site.  Here is that article:

I appreciate all of you putting your time to provide feedback.  It was great hearing about how you started.  I am a numbers guy so as I have it here are the numbers so far:

Seller Financing: 1

Partnership: 1

Owner Occupied/Live in then rent: 2

Bank Financed/Investment only(not lived in): 3

Thank Kal!  I have been doing just that, and I have the savings, but I would rather use more OPM if I can.  I ask to see how realistic it is to start this way as many people say you can but I would first like to see if anyone did.

Why not jump into buy and hold?  I am not experienced like many of the members here but just from what I have researched it sounds as if a better option would be to spend your time looking for funding using alternative or non-traditional options.  Things like land contracts, lease-options, bringing in investors, etc.

The advantage I foresee with wholesaling is that you can at least get a great understanding for the real estate landscape and terminology.  Basically getting paid for your education.

Hello Everyone,

My name is Adam Hathaway and I am from Haverhill, MA.  I have a wife and 3 young boys that keep me busy.  I am a veteran of Operation Enduring Freedom and a full time manager at a large medical device manufacturer.

I am currently on my 3rd home in the past 13 years and therefore have some knowledge on home purchasing and selling for live in homes.  These 3 homes have all taught me some really important real estate lessons.

My goal as an investor is to eventually generate enough income to leave my 9-5.  I seek the freedom of not being tied to an employer working a 9-5.  Ideally I would like to own rental property and I am currently seeking my first deal.  Long term I would like to establish a business that my children could work in, and eventually inherit(should they chose), or at least cash out on.  

Once established I will be looking to establish a non-profit that does community beatification projects and helps distressed home-owners that fall on hard time.  In addition I hope to be able to mentor and angel invest with young entrepreneurial investors looking to establish themselves in real estate.

In the meantime... On to property #1.  Let the lessons begin.
