Units are still moving pretty quickly for us.  Those with higher rent rates ($1500+) are going to take a little longer, but the other residential units are getting multiple applications. 

That being said, where you market the property really matters.  We are a larger PM company.  So, our listings are syndicated in multiple places.  We also have applicants who wait for new listings to drop.  

So , with good marketing and showing rates, 2-4 weeks should be very reasonable for a moderately priced residential unit.

  • Major plumbing
  • Major electrical

I started investing and launched a property management company with 2 very experienced investors around the same time.  I was a full newbie... didn't even know what property management was at the time.  OurPMC actually rented a space in the commercial building I was partnered in purchasing.  It's been a win-win all around.  That was 6 years ago.  Today, I've done multiple investment deals (acquisitions, private lending, new construction) and recently became the Managing Partner of the property management company.  

Have the PMC is supercharging my ability to invest, because I am making new connections and also have a team in place to manage the investment if needed, 

I am a commercial investor. It was quite the learning curve in the beginning, but things are getting better. The biggest thing is to spread risk as much as possible. I push for NNN leases with 5-10 year leases and annual rent increases. I also seek out multi-tenant buildings, to ensure a vacancy doesn't completely turn a "good" investment upside down!
