The most expensive items I’ve seen are:

    Structural Items

    Roofs

    Furnace/Air Conditioners

Lead Paint or any environmental issue

    In order of cost: #1 - Roof, #2 - Foundation, #3 - Sewer, #4 - Electrical, #5 - Structural

What is the reasoning behind this question?  there may be electrical issues that are cheap and some that are expensive.  There may be heating issues that are cheap and some that are expensive.   Every property will have different needs and the the inspection report will reflect that.

The one that is not on it. All the others you negotiate off the purchase price.

Cast iron whole home repipe in older homes or kitec plastic/zinc whole home repipe in newer homes. (An inspection found this for me about 15 years ago and even with the lawsuit/warranty covering the cost it was a pain in the butt.)

In my opinion, the most expensive are definitely - the roof or major plumbing repairs.
