Hi everyone, I'm looking to interview referrals for an Attorney, Accountant, and an insurance agent who all specialize in Real Estate investing deals in the Las Vegas Nevada area. If anyone can help with providing referrals, I would greatly appreciate it. Thanks!

@Jeff Hall Hi Jeff, my name is Gus and I too am looking for an attorney/firm in the las vegas NV area who have experience with land contracts, promissory notes, owner financing deals with lease options and subject to deals.

Thanks @Patrisha Leybovich Since you have lived in Green Valley, Im sure I dont have to tell you what a hot spot it is in regards to real estate. The home is upgraded with the best upgrade being the open floor plan. In my eyes it's the best house in the neighborhood and should have been an easy sale. Keller Williams reputation precedes itself and is definitely one of the 3-4 brokerages I suggested to my friend. Now it's all about finding the right realtor fit for my friend. I believe the house and area can sell itself. Thanks for your offer, Ill let my friend know and have him contact you if need be. Thanks.

@Michael Coxen and @Jeff Keller Both very fine points. If I had my choice of whom to pick I'd pick from that small group of 7% who have sold at least 12+ homes a year but then again after interviewing all of them it all comes down to again perception and timely open communication. I understand that someone regarded to be the best might be busy with tons of other clients but I still have to feel, as a seller, that I'm your most important client. a high "number of recent sales" would be a great place to start a search for the "best" realtor but it's just a starting point. I don't think I'd want just a listing agent, I think I'd like an agent who helps buyers AND sellers.

@Cooper Bert OMG i totally agree with you. I want an agent (full time OR part time) who's primary goal is to sell my house. Irregardless of full time or part time status, I as a seller would want to feel like I am the realtor's only VIP client. It's all perception but that perception can come easily if there is open and timely communication from my realtor. I also agree with the timely process of vetting all possible realtors. It's a job interview and personalities come into play. Thanks for your input. Ill shut up now (life hack being used) haha

@Steve Milford Im glad you agree that open communication is Key to a great realtor and seller relationship. I totally agree with you too on having a realtor being brave enough to tell you the bad news as well as a "Come to jesus meeting." hehe As much emotion that gets involved with sellers and their homes i think its important for a realtor to be able to bring the seller backdown to earth and give it straight to be able to sell the house. If that means bringing down the asking price or waiting a little longer for the market to warm up to the property, that all needs to be said if thats what it takes. I think it's also seller perception. The seller wanting maybe a sense of urgency from the realtor to match the sellers urgency but only getting a lackluster feel from the realtor; almost like a "you're house is great, it will sell just wait." Thanks for you input buddy

Thank you all for your input and suggestions. I have sent my friend this specific forum post so that he too can look at all this advice after joining the bigger podcast community. 

@Brandon L. thats a great idea in regards to getting an appraisal. My friend has done some awesome upgrades that his comps just can't compete with and in my novice eyes warrants his at the top for his asking price. I don't know how much appraisals go for but I'm sure its a tiny fraction of the money he will make in equity alone. 

@Roman M. and @Matthew Gould Thanks for your input. I have no idea what a tax lien is but I will certainly look into that on the Bigger Pockets videos on youtube. Do you think with my disposable bi-weekly income that tax liens are something that I can get involved with? Without knowing exactly what a tax lien is, it sounds expensive. Well, ill look into it after I re-watch the BP video regarding the BRRRR method again, lol. Thanks guys.

Thanks @Joshua D. for your insight. I just watched @Brandon Turner video regarding the BRRRR method. It's definitely something I want to do but either I need more confidence which will come i believe with re-watching the video over and over again as well as educating myself through the BP podcats, the videos, and the forums. If it's OK with you Joshua I'd like to communicate with you more because I'd like to eventually have a real estate portfolio similar to yours. Thanks again for your advice.
