Hi BiggerPockets Fam,

Im learning the way to Real Estate investing. I Have made connections with a lot of buyers and sellers. Im starting to realize that most buyers prefer off Market Properties. I am helping those buyers find these off market properties. But most of the properties I have came across have been on MLS. How do I find sellers, or ways to find leads for off market properties? This is the missing link to my equation of hopefully becoming a successful investor. Also how can I determine if a property is off market or not?

Hey everyone! I was wondering if anyone had any tips on marketing for distressed/ motivated seller. I am only familiar with driving around for dollars (looking for distressed properties) and posting up signs that i buy houses for cash. I was wondering if there were any other techniques for a new wholesaler to add to his arsenal.

Im still very new. I have contacted a few properties but I am not 100% if my way is the way to go about it. Im looking to learn the professional way of how to market/ and go after deals to get under contract with an appropriate deal to give to a buyer. I would love to build rapport and strong relationships with anyone looking to mentor/ coach and of course there time is valuable and would to find a way that can compensate them for their time! hope to hear from you guys :)

Hey man, i appreciate the advice @Account Closed !! I will most definitely have to look into the meetings, kind of starting too look for a mentor, so i can stop with all this trial and error lol. Im not to sure exactly if they are exactly deals or not, however i will email you my list as of now. Still struggling on how to measure a properties value, ARV and repair costs.

Hi im a new wholesaler in the Los Angeles area i have come in contact with properties i can get under contract, I've just been struggling with finding a buyer. How can i conquer this obstical?!
