@Ned Carey @Jeff Rabinowitz This investor is a family member who has been doing real estate investing for longer than I've been alive so he is really giving me a shot to break into the game after earning his respect and trust, through my hard work and passion.  He is my mentor so I want to make sure I continue to prove my worth.  I am sure he already knows the numbers and this is more of lesson for me so I am doing my diligence with this because I don't want him to think I am taking this lightly because of our relationship.  Thanks for the insight fellas it will really go a long way!

Hi All,

So I have a meeting with a silent investor this weekend and I am about 80% of the way done with my presentation.  

-This proposal will outline my complete business model. 

-State what level of commitment I am looking for and for how long.

-What their expected ROI will be.

I am sure a lot of people in the community have put something like this together and I want to know what a good fair ROI percentage is for my investor?  

They are a capital investor only and I want to be fair without giving away the farm LOL.

Hi BP Community,

Does anyone have any awesome suggestions for running comps without MLS access? I have been doing it through zillow.com of realtor.com by looking at the recently sold properties. But I would love to hear some other strategies.

Hi All,

I am happy that I found BP.com and the podcast because it has really given me the confidence that I felt I needed to move forward in real estate investing.  I was turned off to real estate by some bad moves that I made in the past.  But I have been doing a lot of research and I am now ready go to the next level.  I want to learn as much as I possibly can from everyone in this community.  I want to be able collaborate on deals with other people in the community that maybe looking to finance projects in the Philadelphia metro area.  And lastly, get my financial freedom through building wealth through my real estate portfolio.
