I keep hearing on all of the podcasts that I listen too about how investors got started with no money down.  Which is extremely impressive to me and I would love to talk to someone who on here that was able to pull it off.  If you are in Philly let's grab coffee, if you are not I can send you a Starbucks gift card for your time LOL.

@Jon Sanborn Well I would love to have something like 5 units or more.  You know it all comes down to the numbers and if they work and figuring out a way to finance the deal.  Do you have something in mind?  I am sure I can do a 4 unit now because that can be done on the residential side.

I want my next real estate purchase to be an apartment building in the Philadelphia market and I want to purchase this by June 2017. There it is... I am speaking it into existence and holding myself accountable, wish me luck! Better yet, let me know of any deals out there along with anything else that can help me achieve this dream. Kathryn Krueger I actually did a few years back, that I sold but it was closer to Chew Ave and Chelten Ave. Mt Airy is a lot more desirable for flips. But there are some strong rental areas. If you want some help with finding the right blocks in Gtown or Mt Airy area I would be happy to help you. Shoot me a message or text my info is in my profile.

Kathryn Krueger great post, awesome conversation and I agree with most, Germantown has its good pockets. I can tell you it is on the way back with Comcast investing money in the boys and girls club which will be named after Ralph Roberts the late company founder. And Vernon park at about Germantown Ave and Chelton Ave is also being targeted by the city to under go some additional sprucing up. This is a really historical area so getting a rental now on the right block could be a really smart move 5 to 10 years from now. If you are thinking of house hacking you want to get as close to Lincoln dr or Wissahican Ave which is walking distance from Philly U. Campus. Best of luck!
