Thanks iFunding has been great and I had a private investor fund one as well. Just 3 more to go! I have a bigger project in the works but I will post more when and if is locked up

I honestly have been so busy I have not been the best about posting updates. I will have 3 going on the same site within a week and a half if all goes right in plan review. We have had a lot of traffic and interest already. I also learned we will have a historic street car line literally a stones throw away!! I will try to do a better job keeping this updated. We will probably start another raise once I have the first house in drywall.

Actually on a 10 foot basement. That would be a very expensive slab.

yes 2 car garage and basement. We backfill next week.

Easements I was referring to were for utilities. But it sounds like you have it all squared away.

 Believe it or not it is possible to build basic at this price. Track builders do it all the time. I am guesing the house will be on a slab with small footprint, vinyl sided,no garage, builder grade everything.  If the lot is cheap or free than it can be done. I have never tried it but I have seen examples.

Hey Eric,

I am an infill developer in Charlotte. I love urban infill! If you have never subdivided before there is a lot to consider zoning, utility taps and easements. Do you know if a house was previously on the lot?

@Jon Klaus Jon we raise about 195k on this one.  I will have 3 of the 6 on this infill site underway in 30 days. I crowdfuned another one about a week ago on Ifunding and I have a private investor on another. The weather here has been killing me!! But we are still on schedule.

Hello All!

I have been super busy and have not been on BP in a while. Here is where we are.  We have completed the first, second floor framing and the front gables have been errected for the third story. We should be placing rafters today after a full day of rain yesterday. I checked yesterday on the status of our windows and doors. They should be on site by weeks end and we can call for our framing inspection! Once we get inside the pace really picks up! I will attach some pictures.

Karen,

Most of what we do on the residential side is historic exterior bungalows and cottages. We also do 99% infill which usually means smaller lots. Story and a half to two and half story homes. There are certain expectations as far as finish materials granite or quartz counters, semi custom cabinets, gas stainless kitchens real hardwoods, under mount sinks or vessel's. Brass body plumbing fixtures no plastic or abs. I don't do vinyl siding or over the range microwaves. Where we develop people have specific taste and want bang for the buck!

Karen for what we build we usually do cusomt or at least semi-custom. Full wood boxing, dove tailed drawers, soft close and no mdf. Depending on the area and price point we will do a full custom.
