This week, we are analyzing a Tacoma duplex property in person. Like a Fix and Flip Real Deal Tour, our mission is to determine some key facts: 

- What cash flow can we extract out of this property?

- What monthly costs/expenses do we have?

- What is our Maximum Allowable Offer?  

- Will this be a Cash Flow Positive Property? 

- Should be Pursue this property? 

- What is our Exit Strategy? 

Bring a pad and pen, and a flashlight! I will bring comps! 

Property is Vacant, you are welcome to do a drive by to begin the analysis early, if you so choose. 

This event is designed to build your muscle memory for analyzing deals! Looking at a property on paper and in person can be VERY different. This is an opportunity to check out an investment property that is active on the market right now.

What's up BP? 

I'm in the market to pick up 2 or 3 flip properties right now. I'm a licensed agent, and active investor. Looking for a couple single family homes in Pierce or King County.

Right now, the only criteria I want to give you is the property needs to net at least $40,000 after taxes and expenses. Aside from that, I'll look at anything you've got.

This week, we're going to be taking a step back from our normal education curriculum to open the floor up to all questions. This is going to be your opportunity to formulate a list of any and all questions you've been contemplating lately. 

This can be especially valuable for new investors, who can fill in some blanks on topics they may have been confused about. 

Some of the topics that I'm going to discuss:

- How I invest, and what I'm looking for

- Guru's

We've been focusing on building every one up since the beginning of 2017, and I feel like we should circle back and look at everything we've talked about so far, and make sure we're all solid! 

We've got some great special guest events and real deal tours coming up in the next 2 months, so this will be a great casual night to have open conversations, and network with eachother! 

I know a few members of the Washington Real Estate Investor's Club have properties under contract and they are wholesaling them. If you're buying flips and rentals, this will be a great night to come learn about those properties too!

Welcome to the club! I want to tell you right off the bat: There's enough information here that you could stand in front of the fire-hose and get blasted for years. You're starting a journey to answer "You don't know what you don't know", and that can be very frustrating, and exciting all at the same time. I help new investors with strategic positioning, and getting them in the right mindset, and building the right toolbox to move forward. I see you're coming to the real deal tour this Wednesday, that's a great start! If you're open to it, I'd love to sit down and grab a cup of coffee with you, and we can talk about some of the main steps that you should be doing to get yourself ready to make your first offer. 

More than anything else, I teach the Washington Real Estate Investor's Club one simple rule: 90% Preparation, 10% execution. Real estate is not something you can learn and master at a 3 day bootcamp, and the education that you build your empire on has to be realistic, and accurate. - Estimate the cost of the Scope of Work
- Establish our Maximum Allowable Offer
- Decide: Do we want to flip this house?

We will start at 6:00pm Sharp!
