You can probably find a few multi-family properties in the midwest, possibly Cleveland and Indianapolis in this price range. Both of these areas seem to be pretty popular in the marketplace properties for sale section on BP. https://www.biggerpockets.com/forums/517-real-estate-marketplace?property_listings=true

What are you interested in doing? Buy and holds, fix and flips, wholesaling? With whatever category you're looking to get into, finding a local mentor in your area that is willing to help you out could be a very key part of the process. 

I've noticed that financing an investment property, either SFR or Multi-Family, whose asking price is lower than 50K seems somewhat frowned upon with lenders. I've seen a few companies who will not lend on properties less than 80K. What sort of funding, based on the potential rental property cash flow of the prospective property, is out there for these somewhat low valued properties? I'm interested to see what some of the more common terms and loan structures are like for these.
