The key to financial success in the property management game is numbers. You gotta love the numbers - and then your clients. The properties come a distant third and I do believe tenants are in there somewhere too .....

Beware of retiring landlords, they know more about the property than any buyer ever will, lol.

Ryan, second position is as high a risk as you can take in this business. I know California is considered different to everywhere else, but I got offered $100m worth of seconds recently for 2c on the dollar. If you are new to investing, you'd need to get a few firsts wrapped up and then see how you feel. Best of luck whatever you decide!

Eric, welcome to BP, the best and only RE investing resource you will ever need. There are some great posts, blogs and a few superb pod casts here about that exact subject. You will need plenty of time to review and see how you want to move forward. You're also in an area where great deals can be found. Best of luck with it.

If you go the hard money lending route, it will also give you an education about flipping. You just need to be very careful about who you lend to....

Hey BP Community! 

We've been sifting through residential and commercial RE numbers for Georgia and Atlanta and just not happy with the depth we're getting.

For example, we can't get anything reliable on the overall value of the different markets, such as the value  overall residential/commercial sales or the value of tax liens/deeds sold for 2014. The numbers we're finding just seem to be all over the place. 

FYI, we don't regard the major websites such as zillow, trulia, loopnet etc as good sources for our requirements. In fact, it's true to say that we find more reliable information on BP than anywhere else!

From regularly reading the forums, I know there are some really good numbers people on here, but have not yet come across anything that gives us a complete picture. We're interested in all aspects of the market here and are committed long term to this market.

So where is the most reliable sources for these kind of numbers, even in the raw? We're happy to share our results with anybody who asks.

Russ, welcome to BP, the only real world resource for property investing, making new friends and contacts. Take your time and work through the site, download a few podcasts for driving and get into it. It's great fun and you will meet some awesome people here.

We worked the Las Vegas foreclosure market for three years and it eventually became unsustainable. Moving away from L.V, regardless of where you move to will be something of a culture shock, but then you have family and that's a great help as you already know.

Before we moved to Atlanta, we looked at every possible location and I have to tell you, although mostly conservative in attitude, there is no place as open as you will find in L.V. It's one of the few thing I miss about the place.

Anyway, best of luck with it and here's to every good fortune getting set up in your new location.

Our Investors have been asking about investing in Tax Liens and deeds and based upon our initial review of this opportunity, the reality is that it is a very complex investment and there is a big upfront commitment to due diligence.

There is also the fact that the average timeline for investment maturity seems to be around 18 months if we're reading it right. 

All real auctions such as these are run on a caveat emptor basis (buyer beware) and you certainly need to know what you're doing with these tax auctions. all it takes is one mistake to wipe out a small investor. Not for the faint of heart or inexperienced Investor, that's for sure.
