@Chad Justice  Yes, I agree.  It would not be good if there was potential for a lot of moisture/liquid.  I think I mentioned that.  I have already had a time where I over watered my plant by accident.  The water had run down the backside of my little stand and pooled on the floor.  I didn't notice it until days later after it had dried and left a large water mark.  However, the water mark wiped away with no problems and no damage was done.  I cannot say for sure how well this particular brand holds up to standing water.

I have also installed the vinyl planks before in a mobile home I owned years ago.  Those are even easier and cheaper to install!  All you need is a box cutter knife!  Similar to thin linoleum sheets with adhesive backing.  They look really good.  You just need to make sure to get them butted up real close to each other or it looks bad.  Because they do not interlock, you can see the subfloor underneath.  I ended up using a dark filler in a few places that had shifted during the install.

@Mike Nelson  Our floors are not 100% even either.  The house I bought had foundation issues which caused some shifting in areas.  Time and wear have also made some dips in the flooring.  It was nothing severe though.  This flooring I used did really well forming to the shifts in the flooring.  Without seeing the severity of the dips/rises, it is hard to say.  It is slightly flexible, but it has it's limits. 

You can buy floor leveler that is in liquid form.  You spread it out across the dips and smooth it out.  It dries solid.  Just make sure it can be used on your type of subfloor.

@John Horner  If you find a house that you think is a perfect deal and you want to buy it, do you go and tell all of your competitors the address?  Of course not.  It doesn't mean you do not want them to succeed.  That is just you being smart and not giving up your deal to others. 

My feelings about that stem from two years of being outbid and beaten to it by bigger investors, while trying to buy property.  Competition here is already fierce.  I am sorry if telling thousands of other investors online about my location doesn't seem like a good idea to me.  

I have been contributing to this site in other ways.  I am not asking without giving.

@Riley Gilson Franklinton is one area that is as I describe, but I feel I have one better than that.  I don't really want to divulge the specific area on here.  Competition is already spiking in the area.  I have had other people mention Franklinton to me as well.  

I was looking for office space for my web development business and several people told me I should just buy commercial in Franklinton.  That it will be the next "Short North".  I remember when Short North use to be a terrible place.  Unsafe and everything was dilapidated.  It is beautiful now and booming.

I couldn't agree more with everything you said.  Columbus is a hodge podge of upscale, poverty, dead zones, and good potential areas.  Invest a few miles in the wrong direction and you could be in for a rough ride.  But it is obvious, as history and current activity shows, some areas can be a gold mine if the cards a played right.

@Todd Witt  I think it is important to specifically use cabinet enamal or some sort of hard enamel.  It is also vital to get the surface thoroughly sanded or stripped and then wipe off any debris.  There cannot be any food or grease or glossy paint left.  That will cause peeling.

@Braden Downs  Thank you!  I am not particular about spacers.  I will usually just cut some pieces of wood or something to that effect.  I have gotten pretty good at eyeing it now and don't use spacers half the time.  But if you are rough with the install, you should use spacers or you may inadvertently shift the whole floor too close to the wall.
