"not so good" - crime rates are higher then most other areas, a lot of houses are run down (some boarded up), and surrounding homes will devalue yours. Maybe I should just say "crappy" instead. Haha!

Columbus seems to be upping their efforts to revitalize Columbus. We are starting to slowly see the new wave creeping out from the heart of down town. So, cucaloco, you might say the areas between the newly upgraded and the really bad are potentially worth while? I have been seeing ridiculously cheap homes in those areas.

I am in Grove City (just south of Columbus). I am looking to possibly start out in central Ohio (areas surrounding Columbus). I might consider starting out in Florida around Orlando as well if we move.

Oh believe me, I am ready to go! I just want to make sure I have a good understanding of what I am doing so I don't blow it.

So far, I really like this site. Been checking out other threads!

Dean,

I am very very new to real estate. However, in my current job, I can completely relate which is WHY I am here now. I am a web developer and have worked from home on my own for many years now. I too have ADD. I am very creative and have my moments where I just LOVE my job. I can make a masterpiece one day and then it just fizzles out and I can't be creative if my life depended on it. There are days when I would rather frame a wall then even look at another client's website. And even though I have those moments where I love my job, I still have those moments where I am just thinking... "I am so sick of this." I want/need more money, but some times I just can't make my mind do the work. My motivation comes and goes, but I can be a real power house when my mind and body want to.

I have been sitting here for years now thinking... I am destined for something bigger and better. Feeling like this just isn't it. Waiting for an opportunity to make it happen. Finally, out of my own misfortune (a car accident), I am now financially able to make my move.

I ask myself, will I feel the same way about flipping houses (what I want to do), as I do about my web development? Will I have moments where I just don't want to screw with it anymore? I'm sure I will. But, I do have a passion for renovating houses and making money. I think it would be worth it and there is nothing worse then passing up an opportunity and wondering "what if" for the rest of your life. So I tell myself, I am going to do this! I am going to get off the couch, turn the xbox off, and make something fantastic with my life.

If you are content with where you are, then you probably won't change anything. But if something more is what you want, then you really have to make yourself go after it. It might be a mental struggle (which I am no stranger too), but you can do it.

Very few jobs in the world will always be fun every day (common sense). The goal is to get as close as possible to doing what makes you happy as much of the time as possible. To make your life as enjoyable as posssible while providing for yourself.

And you know... look at it like this... the sooner you get off the couch and do it... the more money you make... the sooner you can retire and never do it again.

Thanks Jason. Creating rental properties is something I am considering. It's a little intimidating though dealing with renters. I have heard a lot of horror stories about them destroying the property or stealing everything they can out of them. How has your experience been in the not so great areas?

As I mentioned in my last post, I am starting out totally new to the game, with a small chunk of money to invest, and my first actions have to to be good. My problem now is that I don't know what would be the best action to take (aside from researching of course).

I am 30 years old, in good shape, and not afraid of hard work or getting my hands dirty. I have a lot of experience with renovating, light construction, and general home maintenance. My husband and our family does as well. So, I am very interested in flipping houses.

This is where I am stuck...

Which type of sales should I be looking at? I see foreclosure, sherrif sales, etc. Should I go to auctions or try something different? What are the risks involved with the different options aside from not being able to sell the property in a timely manner or unforseen property damage)?

And if anyone can point me in the direction of ligitimate good information, that would be great. I am a self starter, DIY, spend as little as possible, and make the most out of scraps, kind of person.

I personally live in a nice middle class neighborhood. This is all new to me so forgive me if I sound naive.

I see a lot of really cheap properties in neighborhoods that are not the greatest. Does anyone work these types of areas or is it really a waste of time and too much of a potential health hazard to even bother with it?

I am starting out with a small chunk of money and a small window of opportunity. It's important that my first actions are profitable and not a loss. I have to make this count.

I have other ideas, but want to stay on topic in my threads.

Hello everyone! I found this site while doing a search on information about some foreclosure websites. Trying to find out if they are a scam or not.

I am new to the real estate world, but have always had a big interest in renovating and flipping properties. I am a web developer and know a lot about that, but when it comes to this new real estate venture... it's this whole new world to me.

I am hoping to get a lot of useful information here that will help me get started and continue to help me grow. I have never been able to do this until now and I am ready to get the ball rolling.

I am not 100% sure how or where I want to start. I have several interests. Primarily buying and selling foreclosure/sherriff sale/etc properties that possibly need some work (I have to start out at the bottom for now). I am curious about the auctions, but have no idea how it all works.

I am starting to use the web for my research, but everything is flooding with advertising and spam garbage. You can't tell anymore what is ligitimate. So this is just my hello and I will find more specific forums to ask all my questions in.
