Thank you. I am definitely going to take that into consideration. I need to make a decision soon though because I have financial deadlines coming up in a few months and I have to bring in some additional cash flow. Also, am considering taking out a hard money loan to buy some flips. Any thoughts on that?

I am self-employed, own my home, 100% equity, needs some repairs and owe back taxes that I pay monthly. I would like to flip my home to purchase a few foreclosed properties for investments to sale and make b&b's. Any advice? Do I need a builders license to flip? Also, besides checking into zone ordinances do I need a real estate license to run a hotel (b&b)? As we speak, I am currently pursuing my Business Degree. Trying to find out the best way to handle this situation. All advice is very appreciative.

Please help! I would like to promote and advertise houses for sell without specifically representing the buyer or seller. My ads will include the properties, pics and the specifics. I am charging a fee but not based off of the selling price. I will be connecting buyers with sellers, and vice versa, promoting properties for sell,starting in Michigan. I will not be involved in any deals or negotiations.  Is this legal???

Can you promote properties that are for sell to potential buyers without holding a real estate license if you are not representing the buyer or the seller? Basically, can you advertise any real property that is for sale, connecting the buyer with the seller and vice versa, through advertisements and promotions that includes all specifics, for a fee as long as you're not specifically representing the buyer or seller? Please help!
