If you've been in that home for more than 2 years you don't need to refi. You are eligible for another VA loan as long as it is your primary residence.

VA loan doesn't work that way.


you can get a VA loan, or a cash out re-fi (I just did one) on/for your primary residence. If you’ve been in your home more than 2 years, you can keep your current loan, put renters in it, and go use your VA loan on your next primary residence.

For less than $375k you can buy into one of the big condo hotel high-rises. MGM SIGNATURE GRAND, Trump Tower, Palms Place are the ones that allow it in the city of LV, right now. Signature purportedly gets 13%cap rate.

Basements and attics are a rare find in Vegas.

There is one that I just learned about (I'm a rookie) that meets every 2nd Sunday (I think?).
I wrote down their next one in my calendar and which I'm also planning on attending.  It's this Sunday at 09:00 at Panera Bread 8283 Dean Martin Dr, Las Vegas, NV 89139.

Hi everyone, 

in my research into investing in STRs I've come across a "Mastermind" group called "Vodyssey".  They claim to charge in the "high 4 figures" - one web source says it's $4800 - to join their group and get access to their network and resources.  

My question is: is anybody here already a member and was the investment worth it?  And if so, how?

@Alexa Ferguson - It is zoned specifically *FOR* STRs.  They are developing a large piece of land right next to an RV park so it kind of makes sense.  

I definitely think the license question is a good one for city/county/state. And if it is, maybe I'll just do a LLC in that state instead of another one here in NV. Any thoughts on that?

I looked up the average nightly rate for similar properties on AirDNA and even if we only do 50% occupancy at the average rate we'll still cash flow nicely.

Sandra, my company does this (I'm not a full time RE investor, yet).  We charge $25/image you want staged.  I like to think we have the best virtual stager in the business.
