Stephen D. Correct I'm mostly wholesaling right now a typical scenario would be me trying to get more off market deals by driving for dollars. So I come across a house what approach would be best and most effective? Cause I'm assuming if you can skip trace your ahead of the game than all the other People doing mailers?

I know this is comparing apples to oranges. But Would you guys say at first it is better to invest money in direct mail marketing or skip tracing software? Please elaborate your answer and explain why previous experience, results, costs etc... 

Some pros and cons would be great as well,

Justin Silverio thanks for the feedback, okay so let's say your driving for dollars and you see a property in distress or you assume owner might sell. Would you recommend a direct mail approach or search tax records for name and skip trace?

okay to many requests haha so I'll write everything on here and let me know if you all have additional requests.

1.I will get the rent rolls sent to you when I get with the seller or and we get closer to negotiating a deal but, property has only been rented since 3 months ago it's 100% occupied 950 a unit. It's a new rehab.

2. See attachment below for offering summary for expenses. Disregard purchase price on expense report.

3.there are separate electric meters and water is paid for by seller.

I don't know anyone with portfolios to sell but Zach I do have a turnkey fourplex on w waters 33614 if you have a buyer for it.
