Hello everyone,

I'm a RE investor in Tampa with my father. CT Invest LLC. Our company has purchased 10+ homes in the past you can look up are company in the county records. We are a small business and are looking to expand even more. We are networking to meet more lenders. I was driving out today with my contractor looking at some homes and I see some good opportunities. Let's connect so you can tell me about your lending criteria. I have a lender Leonard marks which currently funds a lot of my fathers deals at 14% . I'm looking for a lender that will fund 100% of the whole project cost and split 50/50 with a first position mortgage. More like Jv partners if you can't meet that criteria that's okay just let me know how you lend your money and we can do some business aswell.

We purchase at auctions, from realtors, driving for dollars, from Banks etc...and have had plenty of past success. We just closed on a deal 8/1/16 and netted 61k for the company both of our money partner made money. One made 14% the other private money lender made 18%. @Jerry Padilla oh yes redlining I forgot about that thanks for the insight. I did get lost when you said refinancing has no seasoning though if you can clarify I'd appreciate that because I've heard to refinance you need 6months - 1yr to cash out refi?

As a lot of you read my subject title maybe some of are you like huh? What does refinancing in the hood have anything to do with it? I have never refinanced before I mostly wholesaler but I am looking to purchase some buy n hold multi families properties in the future. Well, here comes my question if I buy a multi family in the hood I would say maybe like c- or d+ area does the bank look at that when refinancing in the future or is it based solely of numbers, cash flow etc? Thanks in advance for the help!

These are phenomenal leads and can bring in some amazing deals.

Now understand, there is a lot more work involved than the mailers, as you need to have vetted your deal before skip tracing your seller.  

Also, calling them is the ideal scenario because that will get a much higher response than any mailer.

Here are the things to consider though.

1) more work, (I mentioned that above)

2) skip tracing will only get you so far.  First, not all skip tools are created equal.  There are plenty of basic tools out there that promise the world but most of their databases are antiquated.  Even the best ones (we had to be sponsored by our atty for the ones we use) are not 100% accurate.  In the end, you have to be part investor, part PI, part bloodhound, etc to find some people, but if you make 50k for finding them, more power to you.

3)  not everyone is cut out for cold calling, you have to create an elevator pitch, an outline of the questions you need answered.  you may get hung up on a few times (tough skin is a plus) again, you have to be all things to all people, part investor, part psychologist, part priest. (Believe me, they will tell you their life story) But again, if you are among the chosen few that can and are willing to do this, you will be handsomely rewarded.
