I'm looking for a possible investment house close to UCF.  Likely looking for student renters. Is this common in the area? Are there local restrictions?

Hi Everyone,

I have enough in a older 401k from a previous employer. I would like to transfer this to a self directed IRA to use for the downpayment on another rental house. Are there any NY specific concerns or impacts?

Hi All,

I just gutted a bathroom in my first duplex!  The floors were terrible, porcelain tile over cement board.  The cement board was the consistency of west sand, and after a layer of linoleum/tar paper, I got to the original hardwoods. The tub perimeter was quite damp at this level.. Do I need to remove that as well, or can I just let in dry and use self leveling cement on top? Plan is to use Schluter-Ditra as a strong barrier and basis for "normal" bath tile... Thoughts?

It can be a big benefit to the owner to avoid foreclosure: extra costs, avoid a big credit ding, more $$ and so forth...

Hi Tony

I'm not sure if they are available in your area, but i just signed a duplex policy with Liberty Mutual.  Full rebuild cost at 300k, 500k liability, 500 deductible for $670. Was by far the best deal I quoted.

An addendum for my last post....  Appreciation is not likely in the lower cost areas, some properties have actually decreased in value over the last 20 years.  I do buy and hold, so I'm not sensitive to that.
