I am not looking for anything free. I am willing to pay HMLs their share or private money their share. I am looking to build business relationships and true partnerships. Some people have a wealth of information and would love to share it and profit from it. Some people don't. One hand washes the other. Who knows what I could possibly bring to the table one day for you because you once helped me. Someday I look forward to helping others.

The gurus out there take money up front than 50% of each deal to teach people and give you proof of funds. Most people here say you don't need a guru. My thought was maybe someone would like to teach and gain a bigger profit and help a fellow human being at the same time. I want to learn I am wiling to pay but can't up front and more importanly looking for a real person to coach me not a monthly conference call.

I need someone who knows what they are doing and would love to mentor me but doesn't need my money up front because I can't pay my bills right now.

Are you or someone you know interested in doing deals in NJ. I will sign a contract and that person will take 75-80% net profit from those initial deals.

If someone truly knows what they are doing won't they get their money 10-fold this way.

Someday than I will pay-it-forward.

Short Sale went thru at 900K and buyer backed out

Thank you for your advice. Great information just no human to talk to with these guru courses. Conference calls every 2 wks but what do you do if a question arises in the mean time..

I have been reading these forums and all the info is making my head spin. I have a couple of guru programs that I am getting my money back on because I am thinking you don't need them.

My question: I am working with a realtor who has a short sale already neg that the buyer backed out on in a hi end area I am thinking might be a good deal but how do I go about trying to find a good buyer, I would flip it...don't need to make alot just want to get my feet wet.

Is there anyone out there that can advise being no one has anything good to say about the gurus.

Please stop my head from spinning... :o)

I went through my own short sale a few years back and the only thing you may get an allowance for is moving expenses. I received a moving allowance. Not much though.
