Im looking to partner with a friend for my first rehab/flip. I will be providing the funding. He is a contractor and will manage/perform the rehab. We plan to do multiple deals as we expand and perfect or systems. 

What breakdown of profit do you recommend considering he will not bill for his direct services? We will only pay subs and for material?

 I'm looking for my first residential deal. I'm thinking of doing bandit signs and directmail. Whats the best site to purchase bandit signs? If you have experience, whats been your rate of return (call backs) from bandit signs? Additionally, any advice on securing lists for direct mail will be greatly appreciated.

So I will be selling my house which I've lived in for 5 yrs here in Florida within the next 6 months. I should walk away with significant profit. My concern is that this profit will be taxed at my tax rate. Is this correct? Would I be better off pulling the equity out prior to selling? I am simply trying to avoid paying high tax on the equity I've gained over the last 5 years. All advise is appreciated.
