I do both. Different people like working with a company while others respond to the small guy type letter.

@Braden C. That's great advice. I do these seed letters for each city I mail (I batch my mail in to 4-5 weeks batches because of the quantity). I do it to keep the mail house accountable and so I know when they are hitting each city. When I have issues with YL in the fall, only 2 of my 8 hit so I believe they mailed my first batch (6 weeks late) and nothing after that.

I lost thousands of dollars on mail last year that he claims he sent out. I don’t recall the numbers (they are in a previous thread) but i had a handful of calls and minimal return mail. It’s like he sent out part of batch one and none of the rest. If you do a search here on BP, you’ll see many others had the same issue. The wasted $15k is one thing. The lost deals cost hundreds. Sorry you’re dealing with it too.

@Chris Avery that's a garbage excuse for not doing her job. I'd report her to the state's AG and let them investigate. And find a new manager. Where is the property located?

The title companies typically charge $1100-1200 for the entire cost of the closing. This includes title search, later date search, closing fee, all the recording fees and state fees. On top of that, you have your title insurance which varies depending on the sale price. You're looking at $150 and up. I've talked with a ton of title companies and the fees are all pretty similar. 

In a typical transaction with realtors, the fees are split between the buyer and seller and usually it's 2/3 on the seller side and 1/3 on the buyer side. But in a wholesale deal, I pay all for fees for the seller as part of the deal to sweeten it for them. So the one where you're saying it's only $600- i'd check to see if that's just one side since an agent is involved.
