@Buck Fleming none of the above. Everything else seems perfect in this home. And no signs of repairs or hiding anything. It was an older couple, original owners they hadn't even noticed it. Well taken care of home. Just two small bumps along what I would guess are joists

I just bought a 30 year old house on a concrete foundation where the second story floor seems to have some bowing/sagging in a couple of spots. The inspector thinks it's not a big deal and 2 contractors I have had through for quotes on the remodel don't think it's a big deal but I can't help but worry. It's not super substantial, I would guess an inch off and the first floor foundation looks solid. Is this something I should worry about or is this common and cosmetic only?

@Keli Coleman I have done some looking into bank statement loans but everything wants 20% down for investment properties which 50k isn't enough for much in the Las Vegas market.

@Nicholas Sheridan, Jr. This is money in a self directed IRA that has literally been sitting for 5 years losing $300 a year in maintenance fees! This is the year I do something with it! But being 1099 it's not easy to BRRR with traditional loan methods. I'm not familiar with the rest of that BRRRRRRRGHIMAPIRATE though can you explain what it means?

@Lydia Woods as a new agent you are going to want a brokerage that will support you on your new journey! Ask what kind of mentoring and training they offer. Ask what their commission splits are. Do they offer anything to help you get leads? Keller Williams is a great brokerage for new agents imo but they also have a 36% commission split which is steep but worth it if you get the help you need to get started. Good luck!

@Annie Bollini I'm with you...glad I gave it a try so I wouldn't wonder if I had missed out! I'm going to do some looking into tax liens but on my own. I think 39k (5k appreciation in a month wow!) can be better spent on acquiring tax liens as opposed to education :)
