Quote from @Scott K.:

The situation in the catskills that saw you selling your house instead of renting it further, is going to be roughly the same everywhere else you're looking. Especially in hotspots for airbnbs like the Poconos, etc. I'd recommend waiting it out. I think airbnb right now is exploding, competition is at an all-time high, and the housing market couldn't be worse. IF you weren't willing to rent out your house in the catskills, you probably won't find another good opportunity, because you'd do the calculations, and still prefer to sell it.

I agree- we are definitely waiting it out. However, would love to reseach more airbnb/vrbo friendly areas.

Quote from @Nancy Bachety:

Hi Adrienne,

Do you want to buy a place to use, and rent out to help offset costs? Or do you want to buy a STR to maximize returns? We do both, in three different markets. Know your motivation, and pursue after that.
Congratulations on getting a crazy price! You might not have to pay a crazy price now but if you’re not invested or you wait too long, you’ll be missing out potentially on great returns.

We would love to find a place that we could use ourselves! However, I am more interested in learning about areas with less STR regulation. Which markets do you invest in? I see you are from Sag Harbor! I love that area and would love to invest locally, however, prices are very high and again- 2 week minimum on vacation rental.

Hello-

Our primary residence is on Long Island, NY. We purchased a second home in the catskills and used it personally and short term rented. We were very happy with it and then covid hit. We easily found a long term renter and they happily rented for 8 months. We returned to using the home ourselves and short term renting in the fall.

The real estate market exploded up there after covid and we decided to list the house at some crazy price. We really had no intention of selling. Well some person paid our crazy price! We have laid low for a while and are now looking to get back into the market. Well i should say, we are starting to research, prices still seem very high. What I am noticing is that many areas now have strong restrictions for STRs?

Do any of you have any recommendations for more STR friendly areas? We are hoping to stay within 6 hours of long island.

Thank you!!

Adrienne

Hello! My husband and I are considering purchasing a short term rental property in the Shenandoah region of Virginia. We are visiting the area this weekend and wondered if anyone could recommend a realtor? or does anyone have any short term rentals in the area that would consider chatting? We are thinking about Luray or Shenandoah. Thank you!
