Hello Sean,

Barcelona local investor here. Right now the market is frozen, I recommend him to convert it to a residential condo and rent it until the political turmoil is off.

Hi Idoia,

Right now in Barcelona, airnbnb is pretty restricted. They're planning to limit their activity in many ways. For example: in Palma de Mallorca, this summer is going to be banned.

In Bcn, on the city center is restricted to the flats that have license from the council. Right now they're not giving more licenses on this area.

In theory, tourism is so strong in this city that even makes sense to have an airbnb flat in a neighborhood far from the center.

From my point of view, I don't like this kind of business, of course there is people that does a lot money with it. But I mean the mind set should be different, that the one for real estate. Is more active and you need to be involved. You need to live on the spot...

I prefer to leave it for the hoteliers...

What I think is that buy-to-let is a long term investment. 20-30 years or more. Probably in that time the tourism bubble is going to burst. You need to focus on families, foreign professionals, public servants or college students.

That are my thoughts on that issue.

I think that airbnb or not, the best is to find a "chollo" (very good deal in spanish). Search for 30% discount on the price per square meter.

Right now, me and my partner we are finding this level of deals. You only need to research intensively.

Regards.

Hello Idoia!

Right now Barcelona is a good place  to invest, returns are great.

I see that you live in Ireland, what about the returns there?

Cheers.

Hello Dan,

I think that Brexit will not affect the relations between Spain and UK. They're trying to do it softer, too many interests between both countries.

Look at this: http://politica.elpais.com/politica/2017/02/03/act...

I hope that you're having a good time in Roses is a lovely place.

Hello Robert,

What strategy do you think is the best for both Costas? Do you think that fix&flip could do well?

I don't know that much about the southern market. But what I understand is the following:

- The southern areas are more for expats that want to retire.

-This kind of costumers they just want to buy cheap and they don't care about location while it is cheap and has great weather. The margins are lower..

-Buy&hold could be interesting for holidays rentals. But this is another kind of bussiness.

-Fix&flip, probably you could do it in the capitals: Sevilla, Granada, Malaga,.. but not in little towns as Orihuela. The locals are leaving to Barcelona and Madrid.

Probably I'm wrong, but I consider the south more fore developing bussiness, than for buy&hold or fix&flip. Probably same situation as Florida....

Hi Oriol, right now Barcelona is becoming interesting for buy-to-let properties. That could be a good start.

Hello Erwin,

Fix&Flip investor from Barcelona here. Open for any discussion.

As David said, the market is difficult (specially for bureaucracy) but you could find very good deals.

Most wealthy people in Spain just invest in RE. That's a pretty good opportunity.

Cheers.

For short term gains check the big cities (Barcelona, Madrid), specially Fix&Flip. There are some northern cities that could be interesting for buy-to-let: Zaragoza, Burgos, Logrono, Lleida,... all these cities have small-medium size universities and good public services and you could buy for a discount.
