The problem it's about yield, in general to get yields higher that 7-8% you need to find pretty good deals.

As you may now the prices in the market are quite high and due to political turmoil, Premium properties sales are not as high as in 2017.

If I would buy anything I will buy outside of Barcelona, el Valles area.

Hello,

We are renovating a building in Valencia city centre (installing elevator, renovating common areas and the flats from inside). Well, that's not something about Ruzafa... If the inheritance papers are not correct, and the property owner is not clear... then yes, someone could claim the property...

The price it's ok, but it's retail one, not amazing for a flip. But to live in or to rent it, it's ok.

Hello @Jamil Azimov,

I have the impression that is a bit expensive (the flat that you bought). I know that the market is pushing towards Ruzafa, but this area is really into speculation. Locals could not afford that. 

We are renovating a building in Ciutat Vella district and we are selling the penthouse for 250k with a 40sqm terrace. But the flats on the 2nd floor for 140k.

Yes, if you find good flats for that price in Ruzafa is pretty easy to make 15-20k. There are many operations with that kind of ROI, but you need to know what are you buying...
