One of my units recently got inspected by the city and I got a fine for doing plumbing without a permit. I was only going to replace the cabinets and some drywall. The city didn't tell me what's wrong with my plumbing but all they tell me is to call a plumber.
I wouldn't your ROE is too low plus Portland is too tenant friendly. You will have to pay for trash and drainage that includes all the rain water.

I recently purchased a duplex using FHA with my wife and I was wondering what is the best way to keep to keep track of the rental income and expenses. We are house hacking and both units need new floors and paint. Should I open a new bank account for this property to deposit rent, pay mortgage and repair the units? Thanks for the help!!!!!

So I found a duplex for 230k but I'm only approved for 200k. I was wondering if there is a way to use the potential income from one side of the duplex towards debt to income ratio?
