One of my units recently got inspected by the city and I got a fine for doing plumbing without a permit. I was only going to replace the cabinets and some drywall. The city didn't tell me what's wrong with my plumbing but all they tell me is to call a plumber.

I wouldn't your ROE is too low plus Portland is too tenant friendly. You will have to pay for trash and drainage that includes all the rain water.

I recently purchased a duplex using FHA with my wife and I was wondering what is the best way to keep to keep track of the rental income and expenses. now my next battle is finder a lender the would count my 1099 income of one year.

So I found a duplex for 230k but I'm only approved for 200k. I was wondering if there is a way to use the potential income from one side of the duplex towards debt to income ratio?
