Hello to you all. I have a question about a property I am attempting to wholesale, that I do not feel so sure about. The property is located right in front of an k-8 school/continuation school. Luckily, the property is not directly in front of any main entrances, but appears to be located on the field side. Owner says they've never had a problem. Does something like this lower the ARV, raise it, or is there no change? Thank You 💪🏻

Attempting to wholesale a home in California over $5.5 mill. Arv is a bit harder to calculate because the homes around it aren’t as big. Zillow estimate m points to about $6.7 mill arv. (Discounted because home is a pre-foreclosure) Never wholesaled this expensive. Sound worth it as an investor ?
