Wholesaling Expensive homes in Cali

Attempting to wholesale a home in California over $5.5 mill. Arv is a bit harder to calculate because the homes around it aren’t as big. Zillow estimate m points to about $6.7 mill arv. (Discounted because home is a pre-foreclosure) Never wholesaled this expensive. Sound worth it as an investor ?
