I've been working with a reputable contractor here in Houston on several investment and other properties over the last 4 years.  The permitting department and insurance companies will be overwhelmed that quality workmanship will slip.  There will be overnight contractors materialize, out of town labor, scams and other shenanigans that some of these poor homeowners will discover within months that quality was not prioritized in the remediation of their homes.  If you have a good contractor you trust, hang onto them.  If you need help with a contractor, let me know and I'll see if anyone is available.  Fortunately, my properties were spared.  Many of my fellow Houston investor homes were not so fortunate. 

It will be interesting to see how home prices are impacted due to abandoned/condemned properties and entire neighborhoods around those heavily flooded areas.  

Houston will bounce back. Economy is strong, resilient and the sense of community for such a large city is second to none.

I was born and raised in Houston, spent 7 years in NYC and relocated back to Houston 3 years ago.  A lot has changed and there are tons of RE investment opportunities here.

The real estate market has cooled a bit due to the Oil and Gas industry layoffs but there's ton's of rental inventory hitting the market due to a surge in rental property development. You could say it is good for those who are just entering the REI market, but those holding properties already may find it difficult to content with rental inventory rising.

If any of you need help with renovations/remodel for your fix and flip, let me know as I'm in the business as well as an investor and would love to partner on the right deals with other investors.

As a fellow investor, I recently completed 2 renovation projects in Houston and went through the pains of screening several contractors. Some bids were crazy high while and I decided to go with one that was very low. I learned why it was so low and paid for it. Luckily I gave him a small job (guest bath) before giving him the rest.

I ended up going with a family recommendation and couldn't be happier. It was completed on time and on budget.

Post: Tree over neighbor's roof

Looking at a prospective buy and hold property and noticed 3 large tree branches (~1-2ft diameter) that hover about 3-5ft above the neighbor's roof.  The tree branches originate on the property I'm considering.  If I were to pursue this property, should I require the seller to trim back the branches as to avoid a future issue with neighbor due to wind/storm damage?

As a newbie eagerly looking for his first buy and hold multifamily property, I'm trying to evaluate the direction the market is heading and wanted to get your opinion.

My concern is buying too high with a possible impending shift in the stock market.  As investors in real estate, we should keep our eyes on market volatility and trends since it may be beneficial or detrimental depending on when you buy. 

Interest rates, stock prices, employment and real estate seem to be closely tied together and if you ask me stocks are currently artificially inflated by money being printed like crazy, while wages have not kept up with the rising cost of living (including real estate).  

With interest rates sure to rise, I'm curious to see how the inflation comes into play as well.

Check out this chart that shows a where we are now and the dot com bust and the great recession that bottomed in 09.

Either way, I feel real estate is a great hedge against stocks, but also aware they are susceptible to other economic factors. I realize these are some of the possible pains of a buy and hold investor, but I'm also thinking in terms of exit strategy.  I have some cash and want to ensure it is properly placed in RE.

What are your thoughts on this?
